The pros of lakeside living are undeniable.
The Views!
People often seek out vacation locations where they are near water, and many find just being near the water relaxing and settling. What better then, than buying a home next to a lake, with beautiful views on demand. Having a house next to such a picturesque outlook may even influence the design of the house, with walls of windows or alcoves with a lake view. Not only is the view one of the main features of the home, it also offers a sense of security that the view will not change in the future. Many homebuyers who purchase a property in a new development are unsure what their view will look like in a few years’ time. It’s worth understanding the orientation of the home and the lake if there is a favorite time of day to enjoy the views, like sunrise or sunset.
One other aspect of overlooking the lake is how frequently the views can change as the seasons come and go, and the weather changes.
Outdoor Living Lifestyle
With a lakeside vantage point, the opportunity to embrace the exterior of the home has limitless possibilities, with a deck, patio, area, fire pit, outdoor kitchen, and ample patio furniture. For those near a lake with recreational opportunities, activities such as swimming, fishing, paddleboarding, kayaking, or sailing can be enjoyed. Having a home with access to water is sure to make it a hotspot for entertainment. As such, these properties are seen as a sound investment choice, especially as the value may increase proportionately more than an average home in the area. Along with all the pros listed, there are a few cons that spring to mind, which are worth considering:
Less privacy
The flip side of having beautiful open sightlines to the lake from the house and the garden is that people on the lake have a direct view towards the property. Depending on how many people use the lake for recreation and how large the lake is, this issue may vary from a minor occasional annoyance to a nuisance.
High demand and limited opportunities
Lakeside properties are highly sought after, and the number of properties on the market at any given time may be limited. This can mean that the houses have a higher asking price and may sell very quickly; good news for a seller, but potentially a challenge for a homebuyer, especially if they are traveling from outside the area and want to visit the house in person.
Higher maintenance and potentially insurance costs
There are inherent risks living next to a lake related directly to the water. Depending on the specific layout of the home and the lake, there could be a risk of flooding, and there may be structures that require maintenance such as a boardwalk, a jetty, a dock, or a retaining wall. Erosion may also be an issue and could limit the usability of land immediately near the lake’s edge. Weather-related damage due to increased moisture may also impact insurance premiums.
